Additions That Need Milton's Zoning Board Take 204 Days, Not 60
Townwide · Trend · Oct 27, 2026

Home additions that must go before Milton's Zoning Board take more than three times as long to get a building permit.
- The gap: we checked when each Milton home project filed in 2025 was first filed and when the town issued its building permit. The 11 additions that went through the Zoning Board and have a permit took a typical 204 days, almost seven months. The 75 additions that didn't need the board took 60.
- Why: a plan that breaks a zoning rule, often a setback, is denied a building permit first. The owner then asks the Zoning Board for a special permit or variance, waits for a hearing and a decision, and under state law the decision takes effect only after a 20-day appeal period and recording.
- Other projects: a typical roof, siding or window job got its permit in 5 days (364 jobs), a remodel in 22 (282) and a deck or porch in 29 (56). ADUs took 68 days and new houses 145, though only 6 of the 10 filed in each group have a permit so far.
- Slower than 2024: for projects filed in 2024, roof jobs typically got a permit in 1 day, additions without the board in 41 and new houses in 55. Remodels barely changed, at 20 days.
- Waiting now: 20 projects are marked "Pending ZBA Decision" in the town's permit system as of Oct 27, 13 of them additions. The typical one was filed 141 days ago. The longest wait, a second story on a garage on Andrews Rd, began Aug 28, 2025, 425 days ago. The label also covers cases already decided: the board has granted 3 of the 20.
- Next: three of the waiting additions were on the Zoning Board's Oct 27 agenda. Its Nov 12 agenda so far lists business signs and the Canton Ave 40B, no home projects.
- How we counted: Milton residential building filings from Jan 1 to Dec 31, 2025, by the town's own project categories, compared with 2024 filings (categories are reliable only from 2024 on). Each project is counted once, from its first filing to its first building permit, so a zoning application later refiled as a building permit is one project. Typical means the median, rounded to the nearest day, of projects with a permit by Oct 26, 2026; closed and still-open filings are counted but have no time yet. Zoning Board cases are found by words in the filings (ZBA, zoning board, special permit, variance, zoning relief), so that count is approximate; one addition the board approved before 2025 is left out. The waiting list was checked in PermitEyes on Oct 27, 2026; a 21st record, a house permit issued in 2024, is left out. Source: the town's PermitEyes records in the Civic Hum permits database.
